The Application Process

How Qualifying Works

Many students need a parent or guardian involved in some part of the application. Here are the qualification paths Campus Court Lexington offers, so you know what to expect.

US Guarantor

A co-signer (often a parent) with a 600+ credit score, income of at least 3x the monthly rent, and US residency with a Social Security number agrees to be financially responsible if your student can't pay rent.

Self-Qualification

If your student has their own qualifying income (at least 3x rent) and credit (600+), they may be able to qualify without a guarantor.

Security Deposit

Qualifying by paying a deposit equal to two months' rent at signing, instead of a credit- or income-based guarantor.

Guarantor Waiver Program

A third-party program, available for a monthly fee, that offers instant approval upon verification of student status, without requiring a US guarantor or a security deposit.

Frequently Asked Questions

Questions Parents Ask Us

What if my student needs to break the lease early?

Subletting isn't permitted, but a lease reassignment to a qualified replacement resident is available for a fee equal to one month's rent. Contact the leasing office as soon as possible to discuss options.

Do I need to be a co-signer?

Not necessarily. Your student can self-qualify with their own income and credit, pay a security deposit, or use the Guarantor Waiver Program. A US guarantor is only one of several qualification paths.

What happens if my student and their roommate don't get along?

Because leases are individual, your student is only responsible for their own bedroom. Contact the leasing team about roommate matching or unit transfer options if a conflict comes up.

Is my student's apartment furnished?

Furnished floor plans are available, with furniture inclusions varying by unit. Ask the leasing team which pieces are included on the specific floor plan your student is considering.

How do maintenance requests get handled?

A 24/7 emergency maintenance line is available for urgent issues. Non-emergency requests go through the leasing office during regular business hours, and your student will be shown the submission process at move-in.

Is Campus Court Lexington pet-friendly?

Yes. It's a pet-friendly community with an on-site dog park. A one-time non-refundable pet fee and monthly pet rent apply; contact the leasing office for current amounts and any breed restrictions.

Does my student need a car?

Not necessarily. Campus Court Lexington is located directly on the Red Mile transit line, which connects to UK's free campus bus routes. A parking sticker ($100 one-time fee) is available for students who do bring a car.
